Communication will take place to determine your situation in regards to your building requirements and to see if you are in a position to proceed through to the next stage.
The following is the procedure for Custom Built Homes where the client has no plans available. 
  • 1 hour consultation with the builder and a walk through of one of our current homes under construction
  • Allowing for discussions regarding your design requirements, block details, budget forecast and the most important criteria the client is looking for in a builder
  • Highwater Homes to provide the client with a Building Compatability Report within 24 hours after the consultation. This will help the client to determine if they would like to move forward with Highwater Homes

 

  • 1 hour consultation with builder and walk through of a current Highwater Homes under construction (if not completed at initial consultation satge)
  • 1-2 hour consultation with our preferred designer
  • Quote provided for concept drawings before proceeding
  • First draft design of your concept drawings to include amendments and phone/email consultation with designer before quoting begins
  • Highwater Homes receives your concept plan via email as a pdf document and sends to client
  • Payment made to Highwater Homes on receipt of your concept plan
  • Phone/email consultation with builder and designer to make necessary amendments to concept plan before quoting begins
  • Completion of concept plan

OPTION

  • All of the above plus, online access to a unique 3D app to view your design which will give you a visual appreciation of the look and overall feel of your new home.

 

  • Highwater homes to provide client with a list of our 'Signature Inclusions'
  • Client to provide feedback on any changes to these inclusions and provide a client wish list
  • Highwater Homes to begin work on the Preliminary Building Proposal. This is provided to the clients within 10 business days of receipt of the final concept plan and inclusions wish list
  • The preliminary Building Proposal will be presented via Highwater Homes online Project Management System allowing access to the following;

- Your customised selection sheet detailing a list of your inclusions and options for your new home

- A preliminary construction schedule showing the specific dates from the early stages of Council submission through to the completion of your home

- A 'File and photos' page giving you access to your concept plan, preliminary estimate letter and other important documents

- Access to the 'Financials' page detailing the overall preliminary price for the construction of your new home

- All future electronic correspondence can now take place via the messages page (no more missed or lost emails)

  • Phone and email consultations to discuss your options and any further requirements
  • The Preliminary Building Agreement is drawn up by Highwater Homes and sent to the client. The cost of the Preliminary Building Agreement is specific to each job and is dependent upon the location of the site and the requirements of Council.

  • The client will be guided by Highwater Homes as to the most relevant reports required for their home
  • The client signs the Preliminary Building Agreement for acceptance which includes the following required reports and documents;

- Preparation of architectural drawings suitable for construction

- Preparation of BASIX report, ready for council submission

- Preparation of a standard Statement of Environmental Effects ready for council submission

- Preparation of waste management report ready for council submission

- Arrange for the preparation of engineering design for the dwelling on the property (to include the design of piers/footings/slab and structural steel requirements)

- Arrange a standard Sydney Water services check

- Arrange a Dial before U Dig report

- Arrange a site inspection for the property

- Preparation and presentation of Highwater Homes Comprehensive Tender ready for contract submission (see further description below)

 

Further works that may be required but are not limited to the following. These are determined for each individual site;

- Arrange a standard contour survey of the above mentioned property

- Arrange a standard Geotech soil classification report to submit to the Engineer prior to commencement of the engineering design. This provides an accurate soil classification for the engineering design to be based on

- Arrange a site investigation for buried services

- Arrange for the preparation of a bushfire assessment and associated bushfire report determining the BAL rating of the above mentioned property

- Arrange for the preparation of a flood management report

- Arrange for the preparation of a detailed Statement of Environmental Effects

- Arrange for the preparation of Sydney Water Catchment area report

- Arrange for the preparation of the engineering design for retaining walls

- Arrange for the preparation of an On-site Wastewater management report (required for all properties where mains sewer is not available)

- Arrange for the preparation of an acoustic report (for aircraft noise affected properties)

- Other reports as required

Preparation and presentation of Highwater Homes comprehensive Tender

Preparation of the tender involves a number of steps to ensure that everything that the client wants included is factored into the tender price.

  • 2-3 hour consultation with Builder to discuss inclusions and any other design features specific to your plans and budget expectations
  • Site assessment by Builder to determine site specific requirements
  • Further advice given by builder as required
  • Plans sent to Highwater Homes suppliers for quoting
  • Highwater Homes to begin work on the detailed make up of your Comprehensive Tender
  • This will be finalised within 15 working days of receipt of your final working drawings and consultation with builder.
  • Your detailed ‘Selection Sheet’ will be made available via Highwater Homes online Project Management System for you to review and make any changes before your comprehensive tender is finalised
  • Invoice to be sent to client and payment made prior to Tender presentation
  • Once you have confirmed any changes to the ‘Selection Sheet’, your comprehensive tender will be finalised and ready for presentation.
  • The presentation of your comprehensive tender will be made face to face at a time and place of your convenience
    • Your comprehensive tender will be accessed via Highwater Homes online Project Management System allowing access to the following Your customised ‘Selection Sheet’ detailing a list of your inclusions and options specific for the construction of your new home
    • Your ‘Selection Sheet’ will now be active for you to begin making selections before construction commences
    • A final construction schedule showing you specific dates from the early stages of acceptance of Tender through to the completion of your home
    • A ‘Files and photos’ page giving you access to your final working drawings, comprehensive tender letter and other important documents as construction commences
    • Photos will be uploaded throughout various stages of construction giving you complete access to your homes progress
    • Access to the 'Financials' page detailing the overall fixed contract price for the construction of your new home
  • An agreement to the final Construction Drawings and final Tender price

  • Fully prepared Fair Trading Fixed Price Home Building Contract

  • Fair Trading ‘Consumer Building Guide’ provided to you to outline your rights and responsibilities

  • Signing of Home Building Contract and all relevant documentation

  • Home Owners Warranty Certificate provided specifically for your home

  • Request for payment of 5% deposit of the Contract price 

  • All plans and documentation are prepared and submitted to council on your behalf (in some instances, your design may require approval from the relevant developer prior to council submission)

  • All correspondence with council relating to the approval of your plans

  • A review of all DA conditions relating to the construction of your home once plans are approved

  • Submission of plans to all relevant regulatory service authorities to assess any special requirements (eg. Sydney Water, Energy/Gas authorities, Telstra, Mine Subsidence) 

  • Full access to our online Project Management System for completion of the 11 stages of selections

  • Full overview of the selection process in consultation with our design and colour specialist

  • Showroom consultation with our preferred trades and suppliers

  • Completion of selection process all done online before construction commences

  • Any price amendments that arise during selections are updated and approved online 

  • Construction to commence once plans have been approved by council and other regulatory authorities, and all selections are complete

  • Regular updates and site meetings to ensure your needs are being met at every stage

  • Direct communication with the Builder and Project Manager throughout the building process

  • Full access to our online Project Management System for all job information during construction. Watch your home being built 24/7, from wherever you are

  • Critical stage inspections of your home on a regular basis

  • Working with trades employed by the client to ensure your home is ready to move into 

  • Comprehensive walkthrough to address any details that require attention prior to Handover

  • Liaising with council to seek an Occupation Certificate for your new home

  • Preparation and receipt of all job specific documentation for your future records

  • Personal meeting with the builder to hand over the keys and present your new home to you 

  • Up to 180 day maintenance period to address any details that will require attention

  • Access to trades and suppliers to ensure your home is maintained well above your expected level

  • Regular emails to ensure that you are kept informed and up to date with what is required at certain stages after your handover day

  • Six year structural warranty on your new home
