Our Easy Design And Construction Process
Being a small builder enables us to focus on the building experience for each of our clients. It is our aim to ensure that the building process is smooth and stress free, allowing you to love your building experience. We work with you from the beginning of the design stage, right through to the handover of the keys and beyond, providing you with support, through each and every stage.
Design Stage
Step 1
Concept Proposal (includes Concept Plan and Initial Estimate)
- You will meet with our preferred designer to discuss your new home design.
- Using the information discussed, the designer will commence drawing & provide the concept plan for your new home.
- Throughout this process, you will be supported by Toby with feedback and suggestions from a professional & practical builder’s perspective. You will be able to make unlimited changes to your plan until we can provide a design that you are happy with.
- Upon completion of your concept plan, an Initial estimate will be provided based on a combination of Highwater Homes’ Signature Inclusions & any additional wish list items provided by you.
- As an option, take a walk through of your unique custom designed home before it is built.
- Receive access to Highwater Homes’ online project management system through your own online client portal to view all specifications, detailed construction schedule, budget and a means to communicate directly with our team.
Step 2
Preliminary Building Agreement (includes fixed price tender proposal)
- You are happy that we can provide you with the home that you envisage.
- The Preliminary Building Agreement (PBA) is job specific and will include the preparation of architectural drawings suitable for construction, Geotech report, Contour survey, Engineering design and Site inspection (amongst other items).
- After these reports are complete we can provide you with an accurate, fixed price to build prior to signing the contract.
- The PBA is specific to each home and is dependent upon the location of the site and requirements of the local council. Further reports that may be required will be detailed in your individual PBA.
- To enable us to provide you with an accurate fixed price to build your home, we ask that you visit our suppliers and make your selections. This ensures that what you want included in your home is exactly that!. You will meet with our design and colour consultant who will work with you to bring all of your colours, textures and design ideas together. You will be supported at each of the showroom consultations as you make your selections.
Pre-Construction Stage
Step 3
Sign Contract
- We meet with you in our office to sign the Fair Trading contract and other required documents.
- Deposit will be required to be paid after the cooling off period.
Step 4
Certifier Approval
- After final review of your plans and documents, we will prepare and submit all of your plans to the Principal Certifying Authority (PCA) and all relevant regulatory service authorities for Construction Approval. This approval is required prior to any building works starting.
Step 5
Final Selections
- You will access the online project management system to complete and confirm your selections. This is where you can watch your building schedule come to life.
Construction Stage

Construction
- Once construction commences, you will have regular updates and site meetings with Toby and the site manager.
- You will have full access to our online project management system for all job information during construction, watch your home being built
24/7. - There will be opportunities for critical stage inspections through your home on a regular basis during the construction stage.
Step 7
Handover
- Prior to handover you will be given a comprehensive walkthrough of your home.
- Handover day is the most exciting day – and through the online schedule you will know when this will be, well in advance (so you plan
and organise to have the day off work ahead of time). - You will have a personal meeting with Toby to hand over the keys and present your beautiful new home
Step 8
Ongoing Support
- You will have a 180 day maintenance period to address any items that may require attention. This will include access to trades and suppliers to ensure your home is maintained beyond your expectations.
- We will provide you with regular emails to ensure that you are kept informed and up to date with what is required at certain stages after your handover day.
- Receive peace of mind with a six year structural warranty on your new home.
