The Fixed Price
A fixed price is only fixed if there are no allowances in the contract. An allowance is a guess, and guesses go up. That is not cynicism, it is just how the numbers work. A guessed figure has nowhere to go but toward the real one.

The biggest one right now is estate design guidelines, which can restrict your colours, style and size, and often need approval before council even sees the plans. We know which estates are tricky, which ones move quickly and which ones will test your patience.
