OUR PROCESS

Being a small builder enables us to focus on the building experience for each of our clients. It is our aim to ensure that the building process is smooth and stress free, allowing you to love your building experience. We work with you from the beginning of the design stage, right through to the handover of the keys and beyond, providing you with support, through each and every stage.

Initial Contact

Communication will take place over the phone with Toby or Elizabeth to determine your situation in regards to your building requirements and to answer any questions you might have about designing or building your new home. 

During this time, we will ask you a series of questions to gain a better understanding of what you are hoping to achieve with your new home and how we can assist you with this.

Initial Consultation

This is an opportunity to meet with Toby, the owner of Highwater Homes and go behind the scenes to walk through a current home under construction. The one hour consultation will allow for discussion of your design requirements, block details, wish list items and budget forecast. 

You will have the opportunity to ask Toby any questions about the building process and you will also be able to see a Highwater Home for yourself. This is a real home, for real clients, allowing you to view the quality of construction and inclusions that we offer to all of our clients.

Concept Proposal

Our concept proposal involves the development of your very own custom designed concept plan of your home with our designer. During this process you will be supported by Toby with feedback and suggestions from a professional and practical builder’s perspective. This ensures that your design aligns with the budget you wish to invest in your new home. 

The concept proposal includes a detailed initial estimate based on your concept plans to build your new home. You will be given access to view your initial estimate through your very own client portal to view all specifications, your detailed construction schedule, budget and a means to communicate directly with Toby. 

All changes to the concept plan and inclusions will be attended to, to ensure your budget can be met prior to progressing to the next step. It is important to us that you are absolutely happy with your final concept design.

Preliminary Building Agreement

The Preliminary Building Agreement (PBA) will include the preparation of your architectural drawings suitable for construction (if these are not yet prepared), BASIX report, a number of specialist reports and surveys, site inspection and engineering design. Each of the reports provide a comprehensive picture and enable us to factor in all expected costs to provide you with a comprehensive, fixed price tender proposal to build your new home. The tender is a minimum of 50 pages in length, detailing everything to be included in your home.

The PBA also includes the Council Approval (Development Application) process. We will prepare and submit your plans and documentation to council. Whilst your plans are being approved by council, you will complete all showroom consultations to make your selections. Your selections will then be factored into your fixed price tender which eliminates the need for any variations or unexpected costs during the building process.

The PBA is specific to each home and is dependent upon the location of your site and requirements of Council. We will guide you as to the most relevant works required for your home to ensure a true and accurate fixed price tender can be provided.

Contract & Deposit

Upon agreement of the final fixed price tender, we will prepare the Home building contract and other required documents. A meeting will be arranged between yourself and Toby where all documents are signed and any questions that you might have can be asked.

Upon receiving the certificate of insurance (HBCF) for your home, we will request payment of a 5% deposit of the contract price.

Construction

Once construction commences, you will have regular updates and site meetings with Toby and the site supervisor. You will have full access to your very own client portal through our online project management system where you will be able to watch your home being built 24/7. During the construction process you will attend critical stage inspections of your home on a regular basis.

Handover

You will have a comprehensive walkthrough prior to handover. This is an opportunity to address any concerns you might have. On your handover day you will have a personal meeting with Toby and the supervisor to hand over the keys and walk you through every aspect of your beautiful new home.

Ongoing Support

You will have a 180 day maintenance period to address any details that may require attention. This will involve access to trades and suppliers to ensure your home is maintained well above your expected level. We will provide you with regular emails to ensure that you are kept informed and up to date with what is required at certain stages after your handover day. You will receive a six year structural warranty on your new home.
